Guest experience- We organize all aspects of the guest experience ensure every guest has a 5 star stay.
24/7 service- We ensure that we have someone at all hours to respond to a property if an emergency arises.
Listing creation- We will create a beautiful listing for your home and get your approval before posting. This information will be used across all platforms to promote all aspects of the listing and create more bookings.
Photos- Professional photos are a must, we will coordinate and facilitate the entire photo shoot process.
Marketing- We market your listing to over 12 major platforms with full integration to the most popular websites like Airbnb, VRBO, booking.com, Travelocity, and Expedia to name a few. We build a website specifically for your listing to enable direct bookings.
Pricing- Our pricing program is adaptive and dynamic. All listings will be priced to maximize occupancy with varying prices depending on the season or holiday.
New Listing Start up program- All new listings will be included our special promotion program to ensure speedy booking acquisition and reputation building through 5star reviews. Airbnb and VRBO will assist in promoting a new listing as a part of their services.
Assigned Success Manager- Each listing will have a manager assigned to drive the success of your home. This ensures that every property is preforming at its full potential and if an issue does arise we know immediately to correct and optimize.
Guest messaging- We provide immediate responses to all guest communications through both automated messages and human response. We maintain a 99 percent response rating with Airbnb.
Proud Super Host- We are happy to say that we are Super Hosts on the Airbnb platform! We work hard to maintain this title as it pushes our listings to the top through SEO and encourages future guests to book with us over competitors. Join a winning team!
Guest satisfaction- Our number one priority is customer satisfaction; we want to make sure every guest has a vacation that will make forever memories and create lifelong returning customers.
Light Maintenance- Change light bulbs, complete small repairs as needed that don’t require specialty skills or licenses, a maximum time of 60 minutes will be spent per project before owner is invoiced at cost.
Facilitate Heavy Maintenance- We will coordinate with owner and chosen repair company. Ensure repair is completed with someone on site as needed. We have preferred partners that charge fair prices we will happily recommend.
Cleaning- We will ensure the completion of all cleaning tasks. This includes turn-over cleans between guests, laundry, interior windows cleaning, general hot tub treatment and cleaning between guests, stocking of toiletries, ensuring welcome gifts are set. The entirety of the cleaning fee will be collected by Bott Vacations to facilitate cleaning tasks.
Landscape maintenance- During the spring, summer, fall months there may be some landscaped maintenance needs. We offer yard services for an additional cost depending on the situation.
Smart Locks- All units will have smart locks that will have newly generated code for each new guest. This ensures another level of security.
Cameras- We place cameras at the front door of each property. This is not only a way to check into your property but a to promote good behavior of any guests visiting the home. It will also provide a recorded history of the home, just in case.
Owners portal- Owners get access to a portal that will give real time information on the details of their listing.
Owner Time- Want to use your property? Owner use is allowed through our flexible program. This feature is accessible through the owner’s portal. We require our cleaners come and clean the home after your stay. This ensures a consistent product and 5 star reviews. We prefer but do not require this to be limited to 10 percent of the year.
Contracts- Every guest that stays in your home will be under contract for the cash value of the booking they agreed to, as well as responsible for any damages caused.
Damages- Damages happen, we are here to not let that disrupt business operations. We will do everything in our power to correct damages immediately. For damages reimbursement, there is multi layered protection, the first being through the booking platform and their extensive insurance programs for hosts. There will also be a non-optional incidental insurance for a very low cost on every booking.
Liability- We require every guest to agree to our terms and conditions which includes a liability waiver. This is agreed to when the guest is completing the booking. Term and conditions/ liability waiver create a extra layer of protection.
Payments- Monthly settlements will be processed and ACH deposited on the 15th of each month. An emailed statement will be also be sent with details of the payment.
Taxes- You will receive a 1099 Misc. for all funds received from the past year. This form will be sent no later than January 31.
